Think Twice About Seller's Remorse

It is not unusual for sellers of real estate to feel that they have made a mistake. Seller's remorse can strike as soon as the agreement with a buyer is reached. If you are feeling regret over selling your property, here are some issues that you should know about before you call your agent to say that you have changed your mind.

Your agreement to sell is legally binding. Therefore, it is important that you know the extent of legal recourse against you that is available to the buyer and the financial consequences.

More Home Flippers

The flippers are back. The number of single-family homes and condos flipped in 2016 zoomed to a 10-year high, a new report from ATTOM Data Solutions shows.

The report shows that 193,009 single-family and condos were flipped in 2016, up 3.1 percent from 2015 and the highest level since 2006. ATTOM Data Solutions defines a flip as a home that was sold twice within a 12-month period.

Pet Trust Primer

Those of us who think of our companion animals as family members are becoming aware of the fact that part of our responsibility to these dependent creatures is to make sure that their care and comfort continue uninterrupted should we become incapable of caring for them ourselves. One way to plan for that contingency is to set up something called a pet trust. To help you decide if this might work for you, here are some basic definitions and guidelines to keep in mind:

How to Repair Dead Patches in Your Lawn (by Home Depot)

Foot traffic and weather extremes like drought and flooding can damage your lawn, leading to patches of dead grass. Repair these spots now for a lush lawn spring, summer and fall.

This simple process requires just a single product, and depending upon the number of patches, not much of your time. Start with a grass seed product that combines seed and fertilizer like Pennington’s 1 Step Complete or Scott’s EZ Seed.

For example, if the buyer asks a court of law to require you to sell the property. The buyer could sue for damages, including, but not limited to, the costs to the buyer of closing the sale. You may be required to pay the broker's commission in any case. Since you had good reason to want to sell originally, you will probably have to complete the process of selling again in the future, from listing to final agreement, and incur further costs.

Consult your agent for professional advice about these and other consequences of seller's remorse before you change your mind.

Home flips comprised 5.7 percent of all single-family and condo sales in 2016. That is still far below the 2005 peak, when home flips accounted for 8.2 percent of all sales, according to ATTOM Data Solutions, which tracked 950 counties for the report.

“Home flipping was hot in 2016, fueled by low inventory of homes in sellable or rentable condition along with a flood of capital—both foreign and domestic—searching (More)

What is a Pet Trust?

A pet trust is a legally sanctioned arrangement providing for the care and maintenance of one or more companion animals in the event of a grantor’s disability or death. The “grantor” (also called a settlor or trustor in some states) is the person who creates the trust, which may take effect during a person’s lifetime or at death. Typically, a trustee will hold property (cash, for example) “in (More)

3 Steps to Repair Dead Patches in Your Lawn:

1. Prepare the soil. Begin by removing thatch from the area of dead grass using a garden rake or hand rake. Once you get below the layer of thatch, rake the soil to loosen it for the seeds.

2. Spread the seed mixture. Following manufacturer’s instructions on the product, spread the product over the area, being careful not to overseed. The seeds will (More)

Sudoku The New Addiction!!

Just in case you've never played before. The object of the game is to fit the numbers 1-9 in the correct orders.

You need to fill a number from 1 to 9 in every blank cell.  A number must appear only once in each row, column and 3x3 block.

Sounds easy enough.

Don't give up. Once you get the hang of it, its very fun and challenges your brain.

(If you don't see the game on the left  please try refreshing your screen. You can use F5 or your refresh button.)
