The
Sellers' Circumstance
Occasionally a seller will be surprised to learn that a contractor or mechanic has placed a lien that must be paid on their house. These are called mechanics liens. To challenge such a lien, the buyer can release it by posting a bond pending adjudication. In other cases, a title search may disclose other unresolved claims against the property. For example, a previous owner carried a note against the property, the current owner (seller) paid off the note, but the
80% of Housing Markets Are Getting Better The majority of the top 100 housing markets nationwide are improving compared to their historic benchmark range of housing activity, according to Freddie Mac’s Multi-Indicator Market Index, known as MiMi. The index measures the stability of the housing market by reflecting how single-family housing markets are performing to their long-term stable range based on home purchase applications, payment-to-income ratios (changes in home purchasing power based on home prices, mortgage rates, and household income), proportion of on-time mortgage payments, and local employment.

But in the chaos of cardboard boxes, packing tape and moving trucks, you might not realize how stressed your pets feel, too. A quitclaim deed allows the person involved to sign over whatever rights he or she may have had in the property without laying any claim to it. Most real estate transactions involve some hesitation and questions on the part of the seller and the buyer. The real estate agent can provide answers or alternatives so that matters can be resolved and the sale concluded.
The MiMi value now stands at 86.4. Since its all-time low reached in October 2010, the national MiMi has rebounded 46 percent. Still, it remains significantly off its high of 121.7, and below its historic benchmark of 100. Nevertheless, the majority of the housing markets measured are seeing improvements. Forty-three of the 50 states and 82 of the top 100 metros are showing an improving three-month trend. Last year at this time, only 30 states and 69 of the top 100 metro areas were showing a three-month improvement. (More)

Sudoku The New Addiction!! Just in case you've never played before. The object of the game is to fit the numbers 1-9 in the correct orders. You need to fill a number from 1 to 9 in every blank cell. A number must appear only once in each row, column and 3x3 block. Sounds easy enough. Don't give up. Once you get the hang of it, its very fun and challenges your brain. (If you don't see the game on the left please try refreshing your screen. You can use F5 or your refresh button.) |
