How Realtors Help Homebuyers

When a prospective buyer asks a real estate agent to help them find a home, a lot of brainstorming takes place to establish the optimum location, size and price range. The realtor acting as a buyer's agent devotes considerable time and effort to locating the right property, preparing the offer, recommending financing options and negotiating the deal.

The realtor assists the buyer in all aspects of the complex home buying process, beginning with an interview to clarify the buyer's preferences. How many bedrooms and bathrooms are required? What neighborhoods is the buyer most interested

Existing Home Sales and Prices Continue To Raise in February

(by Realtor.Org)

WASHINGTON (March 21, 2013) - February existing-home sales and prices affirm a healthy recovery is underway in the housing sector, according to the National Association of Realtors®. Sales have been above year-ago levels for 20 consecutive months, while prices show 12 consecutive months of year-over-year price increases.

Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, increased 0.8 percent to a seasonally adjusted annual rate of 4.98 million in February from an upwardly revised 4.94 million in January, and are 10.2 percent above the 4.52 million-unit level seen in February 2012. February sales were at the highest level since the tax credit period of November 2009.

Tips To Properly Walk Your Dog

Walking your dog can be a really fun chore, especially if you know how to do it right. The great Ceasar Millan, dog trainer and psychologist offers great tips in mastering the dog walk and they can be summarized through the following:

Being in the right position

Don’t let your dog lead you, instead, have the dog walk beside or behind you. This means that your dog recognizes you as the pack leader and would follow you wherever you go, even without their leash on. Cesar adds that you should always be the first one in and out the door and let your dog follow you. If you need to control them easier, you may also use a shorter leash. Make sure to maintain this position (More)

It's Time To Prepare For Your Spring Garden
 (by Home Depot)

Take advantage of the last few weeks before the change of seasons to start preparing your spring garden. It’s the perfect time to research gardening ideas and get things organized so that when the weather warms up you’ll be ahead of the game and the envy of all your neighbors!

Here’s what to do.

Assess where your garden stands now.

Walk around your property and the perimeter of your home. What do you see? Is your landscape plain and boring? Are there certain areas that could use a little color and texture to spruce up your yard in the spring? Take note and be sure to plan your plant and flower purchases accordingly.

in? Would a "fixer-upper" be interesting, or is a newer home the only option? What are the "must-have" amenities?

After evaluating the buyer's needs, the realtor targets a selection of local listings in the appropriate areas, often using his or her connections that will please the buyer. The buyer's agent saves their clients time by screening properties before offering the buyer a showing.

Once the perfect house is found, the realtor helps the buyer achieve the goal of home ownership.

Lawrence Yun , NAR chief economist, said conditions for continued housing improvement are at play. "Job growth in the improving economy and pent-up demand are causing both home sales and rental leasing to rise. Though home prices are rising much faster than rents, historically low mortgage rates are still making home purchases affordable," he said. "The only headwinds are limited housing inventory, which varies greatly around the country, and credit conditions that remain too restrictive."

Total housing inventory at the end of February rose 9.6 percent to 1.94 million existing homes available for sale, which represents a 4.7-month supply 2 at the current sales pace, up from 4.3 months in January, which was the lowest (More)

What To Look For In a Kitten

When purchasing a kitten as a pet there are a few items you MUST look for. If you question any of the following items, or the health of the kitten be very cautious in finalizing the deal.

1. Inspect the kitten’s mother. Make sure she is free of physical and mental defects that might have been passed to the offspring.

2. Make sure the kitten is at LEAST eight weeks old. Those first eight weeks with it’s mother and siblings are extremely important to development.

3. Is the kitten relaxed and gentle? Stressed out and hissing kittens grow up to be stressed out and hissing cats. (More)

Make plans for your garden to last all year.

While you’re inside avoiding the cold weather, use this time to research and plan a four-season garden. This is a great way for your home to maintain its curb appeal all year long. Evergreens are always a great addition to a garden because they provide year-round color and texture. Their shades of hue range from green to blue to gold for plenty of color options.

Visit your local botanical garden.

If you’re lucky enough and the forecast calls for a mild weather day in your future, take advantage by getting out of the house to visit your local botanical garden. Not only is it a fun activity for your family to enjoy, it’s also a great opportunity to become inspired for your spring garden! You can pick up a few ideas on unique (More)

Sudoku The New Addiction!

Just in case you've never played before. The object of the game is to fit the numbers 1-9 in the correct orders.

You need to fill a number from 1 to 9 in every blank cell.  A number must appear only once in each row, column and 3x3 block.

Sounds easy enough.

Don't give up. Once you get the hang of it, its very fun and challenges your brain.

(If you don't see the game on the left  please try refreshing your screen. You can use F5 or your refresh button.)
