Getting Pre-approved For a Loan

Lenders pre-approve buyers for loans before they begin house hunting. Give the loan officer information about your assets, income, and debts, so he can tell you what price range to consider. He will do a credit check and work with the lender to address any problems.

Pre-approval can make your offer more attractive to the seller when you find the home you want. Conditional loan approval is even better. See if your loan officer can get a commitment from a lender while you are searching for homes, before you make offers such approval may be subject to appraisal of the home, title search

 

 

Is Housing Affordability Actually Improving

Growing incomes and low mortgage rates are helping to prop up housing affordability and offset rising home prices, according to the newly released National Association of Home Builders/Wells Fargo Housing Opportunity Index. A quarter-point drop in interest rates in the second quarter helped to make homes more affordable to more consumers. Between the beginning of April and the end of June, 59 percent of new and existing homes were affordable to families earning the U.S. median income of $68,000.

The national median home price increased to $256,000 in the second quarter from $245,000 in the first quarter, according to the index. Average mortgage rates fell 25 basis points to 4.08 percent in the second quarter from 4.33 percent in the first quarter. “The job market continues to gain steam, and this is boosting housing demand,” says NAHB chief economist Robert Dietz. “Home prices will continue to rise as inventory remains tight. I don’t recommend using a family heirloom for this kind of project, but if you shop thrift stores, you will come upon plenty of odd teacups, gravy boats and pitchers that will be lovely with plants in them. You can take the extra step of drilling drainage holes with a drill bit for ceramics, or just be extra careful not to overwater. (More)

Sudoku The New Addiction!!

Just in case you've never played before. The object of the game is to fit the numbers 1-9 in the correct orders.

You need to fill a number from 1 to 9 in every blank cell.  A number must appear only once in each row, column and 3x3 block.

Sounds easy enough.

Don't give up. Once you get the hang of it, its very fun and challenges your brain.
