It has been my pleasure to know and work with Carol Van Wagner. We began working together in New York in the '90s. Over the years, we became friends and have worked together on many things including real estate. I am honored to be the lucky individual who will be continuing the website that Carol has created and worked on for the past 11 years.
 
Carol has retired and will be traveling and relaxing. With 30 years in the real estate industry, it is time to say farewell. We wish Carol many years of happiness and relaxation.

Millennials and Silent Generation Drive
Desire for Walkable Communities

It is no longer just millennials propelling interest in walkable communities. Members of the silent or greatest generation, those born before 1944, also prefer smaller homes in neighborhoods with easy walks to shops and restaurants.

According to the 2017 National Community and Transportation Preference Survey, the majority of Americans, 53% would prefer to live walking distance of the community's amenities, as opposed to living in communities with houses that have large yards, but they have to drive to all amenities.

The Survey also found that a majority of Americans, 88%, are very or somewhat satisfied with the quality of life in their communities, and 51% of those people believe that the walkability of their neighborhood contributes to that quality of life.

Sixty percent of those surveyed also said that they would be willing to pay a little or a lot more to live within walking distance of parks, shops and restaurants.

It takes 26 seconds for a buyer to form an opinion of your home when they walk through the front door.

Experts agree that there are 5 key areas that buyers notice about your house.

1. A clean entryway. Light, bright and neutral. A mirror will make a small entryway look larger.

2. An uplifting scent. Scent can be an immediate factor in making a first impression. Scented candles, air fresheners or brownies in the oven can help.

3. A lack of clutter. Shoes, books, knick knacks, to many photos can clutter up a house. Remove

 

 

the clutter or store in decorative baskets. Dusting and vacuuming help make a good impression.

4.Neutral paint colors. Bold colors are not for everyone. Dark colors can make rooms look smaller. Light and bright is key to getting your home sold.

5. Thoughtful touches. Make sure beds are made and the closets are neat. Fold the towels in the baths and leave toothpaste in the sink.

These helpful hints can make the difference between a quick sale and sitting on the market and being frustrated.
