Seller Slip-Ups To Avoid

Selling a home is becoming more of  a challenge. During recent years home sales and prices soared in an overheated market. Now that conditions are cooler, sellers need to exercise greater care to avoid mistakes that can undermine a sale.

For example, experienced real estate agents advise the seller to price the home competitively, based on a professional market analysis of comparable local properties that have sold in the last six months. The seller who prices a home unrealistically in expectation of excessive profit will probably be disappointed. Overpriced homes sell slowly - or not at all.

 

Pending Home Sales Down From Surge But Higher Than A Year Ago. (by Realtor.org)

Contract activity for pending home sales fell after a surge of activity in preceding months to beat the original deadline for the first-time home buyer tax credit but remains comfortably above a year ago, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in November, fell 16.0 percent to 96.0 from an upwardly revised 114.3 in October, but is 15.5 percent higher than November 2008 when it was 83.1.

What You Should Know About Cats and Heartworms

Say heartworm and you probably think of dogs. But cats are susceptible to this infection, too. And once the parasites take up residence in kitty's heart, this difficult-to-detect infection may be life threatening.

The trouble is that many infected cats don't show symptoms. Other cats develop severe symptoms, but diagnosis can still be tricky. And although the heartworms often die off on their own (usually within 2 to 3 years), for many, especially older cats, the infection is fatal.

Shady landscaping presents unique challenges and opportunities. While plants that flourish in limited light are often more subtle and monochromatic than their sun-loving counterparts, the best shade plants offer a variety of forms and textures that will bring year-round interest to your property.

Levels of Shade

Light shade: Areas with light shade are basically bright but may be blocked from the sun for several hours during the day. They may also receive all-day dappled sunshine filtered through mature trees or hardscaping, such as a pergola.

Do not assume that buyers will want a home even if it is in poor condition! Avoid the mistake of marketing a home without handling deferred maintenance. A growing inventory of homes for sale means that buyers can afford to be more selective.

 Do not burden the contract with multiple contingencies or refuse to help the buyer with dosing costs without talking to your agent.

If you receive no offers, ask your real estate agent what you can do to improve your home's marketability.

 


 

Lawrence Yun, NAR chief economist, said a drop was expected. “It will be at least early spring before we see notable gains in sales activity as home buyers respond to the recently extended and expanded tax credit,” he said. “The fact that pending home sales are comfortably above year-ago levels shows the market has gained sufficient momentum on its own. We expect another surge in the spring as more home buyers take advantage of affordable housing conditions before the tax credit expires.”

Think your doggy spends all day dreaming of Milk-Bones or wondering when you're going to walk through the door? Well, there may actually be a bit more running through his head. When it comes to the number of words (or commands) they can learn, experts suggest dogs have roughly the same learning abilities as the average 2-year-old child.

In his book The Intelligence of Dogs, researcher and psychologist Stanley Coren asked numerous canine-obedience judges to rank the intelligence of more than 100 dog breeds. When he compiled the results, border collies, poodles, German shepherds, golden retrievers, and Doberman pinschers topped the list. You need to fill a number from 1 to 9 in every blank cell.  A number must appear only once in each row, column and 3x3 block.

Sounds easy enough.
